Why Invest in Bali? Your Guide to Investing in Villas

Investing in Bali’s real estate market is becoming more popular among foreigners. With relaxed regulations, accessible pricing, and the demand for property across Bali increasing, Bali is a secure and lucrative investment opportunity.

Investing in property, however, is no small feat – particularly foreign investments. Understanding a different law, a new market, and foreign currency volatility can make the whole thing seem daunting. To help you understand the nature of investing in Bali villas, see our guide below.

Why invest in Bali?

Bali property is a safe expenditure for foreign investors thanks to its thriving tourism industry, high demand, and relatively stable market.

  • Return on investment (ROI): Property investors can expect to see their investment recover in just over six years, on top of a year–on–year equity growth of around 20%. On average, the rental yield for an investment in a Bali villa is 15% and occupancy rates are around 80%.
  • Safe and legal: Indonesian law around property law and foreign ownership options is ever-evolving. Investing in Bali’s property market as a foreigner is accessible, secure, legal, and in your name.
  • Popular tourist destination: As of 2024, Bali has been recognised as the second top destination in the world, according to TripAdvisor Travellers’ Choice Awards. With an influx of tourists booming throughout Bali throughout the year, there is a never-ending, continuous demand for rental properties – particularly villas.

A Complete Guide to Investing in Bali Villas

Location

As with any property investment, location can determine the potential returns on your Bali villa investment. Investing in villas located in popular tourist spots, such as the south of Bali, is a generally safer investment. These popular areas in Bali experience greater demand and higher returns on investment, particularly if you’re purchasing property off the plan in Bali.

With sandy beaches, beginner and advanced surf breaks, a thriving culinary scene, tranquil rainforests, and a rich culture – it’s no wonder that South Bali is the most popular province of Bali. The most popular areas in Bali, and the best areas to invest in property, include Canggu, Seminyak, Uluwatu, Tabanan, and Ubud.

We’ve based our current project in the charming region of Tabanan, which is home to unique temples, quiet beaches, and exquisite natural scenery. Located just a 25-minute drive from Ubud and a one-hour drive from Seminyak, Tabanan is close enough to the vibrant places, such as Canggu and Ubud, while offering tourists a chance to escape the crowds.

Legal requirements

Hak Pakai:

When investing in a villa in Bali, it is vital to understand your legal requirements. Foreign investors cannot legally own land in Bali as per Indonesian law – non-Indonesian citizens can, however, lease land through leasehold contracts.

Hak Pakai is a government land title that must be registered with the land office, allowing foreigners to hold leasehold titles legally for a period, generally 30 years, with renewal opportunities when the leasehold expires. This Right-To-Use Land title will enable investors to buy, sell, make capital gains, and pass the property through generations.

Hak Guna Bangunan (HGB):

Companies most commonly use the land title, Hak Guna Bangunan (HGB). This land title permits land use for up to 90 years. It is only available for investment companies and legal entities that are recognised as a PMA (Penanaman Modal Asing) by Indonesian Law.

Ongoing management

If you want rental income from your Bali villa, you need to keep it booked and well-maintained. Property maintenance, such as cleaning, gardening, appliance maintenance, security, and guest management, is an ongoing task that is required for a successful investment.

As the majority of investors are not physically located in Bali, keeping on top of the ongoing management can be challenging. Working with a property management team will ensure that the leasing operations and day-to-day maintenance are taken care of on behalf of the investors.
